Knoll Chooses 300 South Tryon for New Charlotte Showroom

300 South Tryon in Uptown Charlotte, NC

Knoll has chosen the showcase design and Uptown location of Charlotte’s newest office tower, 300 South Tryon, as the best match for its Charlotte showroom.

Knoll is moving to the building’s fourth floor, which offers prime streetscape along Tryon Street, where it can present its constellation of design-driven brands for inspired workplaces and residences. Since 1938, Knoll has pioneered how people interact with their environments and how their environments impact what they do.

“We are delighted to have a prominent design-driven firm such as Knoll recognize the details that distinguish 300 South Tryon and become a showcase tenant,” said Maxwell Hanks, managing director of brokerage services for Spectrum Properties, the project developer.  “With its iconic design and 25 floors of Class AA space, this building sets a new standard and is already seen as a Charlotte landmark.”

“We embraced the Knoll mantra, ‘Modern always because modern always works,’ as we searched for the right location – and we were thrilled to find 300 South Tryon,” said Lauren Hession, regional director at Knoll. “We love the modern yet classic design and finishes of the building, its proximity to amenities, and its strategic location along the route for commercial real estate brokers and design professionals who are touring Charlotte with clients looking for office space.”

Headquartered in East Greenville, Pennsylvania, Knoll works with designers around the world to produce office systems, seating, files and storage, tables and desks, textiles and accessories for the office, home and institutional settings. With 15 showrooms across the country, Knoll will open its new Charlotte showroom this fall. Knoll also partners with CBI, a Charlotte-based furniture dealer with locations across the Southeast providing workplace planning and interior solutions nationally since 1993.

On track for completion this summer, 300 South Tryon is Charlotte’s premier new corporate location with panoramic views and connected Kimpton Hotel – and will serve as headquarters of global asset management firm Barings.

300 South Tryon offers close proximity to Charlotte’s financial services and corporate leadership, as well as entertainment, NFL and NBA sporting events, and dining at casual and cosmopolitan restaurants including those in the 103-year-old Latta Arcade next door.

The building also features a two-story lobby and linear outdoor promenade that links Charlotte’s most prominent thoroughfare, Tryon Street, to Romare Bearden Park and Charlotte’s thriving Third Ward.

Design elements of white marble, glazed glass and 10-foot finished ceilings complement the building’s functionality of abundant underground parking, high-speed elevators and walkability. Bold exterior lighting promises to help make the building’s sweeping sail design a signature of Charlotte’s skyline.

“We sought a contemporary building for our showroom with flexible space and ample natural light to showcase diverse workplace planning paradigms,” Hession said. “This space will allow us to demonstrate Knoll’s strength in office systems, furniture, textiles, leather and architectural elements – and help people visualize the workplace solutions we provide.”

Spectrum Properties is developing and managing 300 South Tryon; Balfour Beatty Construction is the builder; and LS3P is the architect. JLL handled the lease.
