Ware Malcomb, an award-winning international design firm, today announced construction is complete on ABM Industries’ newly renovated office building located at 14201 Franklin Avenue in Tustin, Calif. Ware Malcomb provided architectural and interior design services for the project.
The 40,000 square foot, two-story building had been vacant for years before being redeveloped by Long Beach, Calif.-based Harbor Associates. The full tenant improvement project was designed to meet the needs of the building’s future tenant, ABM Industries, one of the nation’s largest facility management providers with 130,000 employees and 350 office locations across the U.S.
The exterior design features contemporary materials and colors that gives a sense of modernization that is unique to the surrounding area. The interior design also reflects ABM’s corporate culture and work style. The Company wanted an alternative workplace strategy that could enhance their day-to-day operations. The result was a new open office environment that provided ABM with more flexibility in the workplace. Private offices were replaced with conference rooms and benching stations to promote collaboration while maximizing real estate potential.

The project included site plan modifications, many structural upgrades, refloating both floors and revitalizing the main stairway to become a focal point of the office design. Other unique features include palm tree and bamboo gardens planted inside the office to add an element of nature to the indoor environment. Additional skylights were also installed over the new breakroom to carry the natural daylight through the space.
To better meet ABM’s needs and timeline, the building’s exterior and interior construction were completed simultaneously. The general contractor for the project was Thorpe Construction. Inc.
