Hoboken Business Center Rebrand is Designed to Appeal to New Generation of Office Space Users
Upgrades to Interior of 80,000-Sq-Ft Multi-tenanted Office Building will Include Lobby and Café Expansions
Hoboken Business Center (HBC) is launching a major revitalization this fall. The changes will provide tenants with improved amenities and help ensure that the multi-tenanted, 80,000-square-foot office building remains a destination for established and growing businesses.
Located at 50 Harrison Street and owned and managed by JDA Group LLC (JDA), HBC features offices ranging from 150-square-foot private workspaces to 1,000- to 3,500-square-foot spaces for small to mid-sized firms. The building is also home to Mission 50 Workspaces, Northern New Jerseyâs premier coworking community for entrepreneurs, small businesses and freelancers.
Headquartered in Hoboken, JDA and its companies are a privately-held, full-service commercial and residential development firm founded by Joseph DellâAquila in the early 1980s. DellâAquila developed and built the Hoboken Business Center in 2003, with a vision that the underutilized property â part of a designated redevelopment zone â would draw new businesses to the city. The building has thrived in the ensuing years, maintaining virtually 100% percent occupancy and becoming a pillar in its neighborhood.
Now under the leadership of Josephâs son Greg, JDA is dedicated to investing in the facilityâs future as a valued resource for the city. âMy fatherâs vision is as vital today as it was 12 years ago,â said Greg DellâAquila, president. âThese upgrades are indicative of our ongoing commitment to providing a first-class environment that supports our long-time tenants and attracts new entrepreneurs and business owners.â
Poskanzer Skott Architects (PSA) of Ridgewood, N.J., is architect of record for the first phase of the project, which will include a redesigned lobby, an expanded onsite café with indoor and outdoor seating, and upgrades to corridors and bathrooms. The square footage of the ground floor public areas will increase in size by close to 50%, resulting in a gracious and inviting space that is in keeping with the scale of the three-story building.
âWe saw in Hoboken Business Center an ideal opportunity to rebrand an older building with a light, bright environment that will appeal to a new generation of office space users,â said Barry Poskanzer, AIA. âLobbies and public spaces are the first thing visitors notice. Updating these areas with contemporary colors and materials can make all the difference when it comes to winning â and keeping â tenants.â
PSA worked with the DellâAquilas to develop a sophisticated color palette of black, grey and white, accented with dramatic punches of bold color. Lighting will be upgraded throughout the common areas, and architectural elements like metal grids will be used on ceilings and walls to create focal points. Public restrooms will also be refreshed with new tile, cabinets and countertops.
DellâAquila noted that JDA is planning future improvements to outdoor areas as well as a possible building expansion.
HBC is fully wired and offers tenant amenities including onsite parking, meeting and conference rooms, and kitchen areas in each office. Located just across the Hudson River from Manhattan, the building is convenient to public transportation including the NJ Transit Light Rail, bus, ferry, and PATH trains.
Headquartered in Hoboken, N.J., JDA Group LLC and its companies (JDA) are a privately-held commercial and residential development firm serving the metropolitan area. With a growing portfolio of sought-after properties, JDA is known for its ability to establish distinctive development practices in varying locations, building types and cities. The company brings a common attention to detail in all phases of the development process providing a results-oriented, hands-on approach beginning with acquisition and development right through construction, leasing and property management.
JDA was formed by Joseph Dell.Aquila in the early 1980s. While owning and operating a garment manufacturing business he quickly realized the potential in owning parking facilities near the Hudson River. Mr. Dell.Aquila combined his keen eye for good potential real estate with wise decision-making to acquire numerous properties in some of the most valued areas in New York and New Jersey including Hoboken, Englewood Cliffs and Alpine. Now under the leadership of his son Greg, the family-oriented service of the JDA Group is its defining characteristic.
