environment has been linked to increased employee commitment, contributing to improved performance. This underscores the growing demand for thoughtfully designed office spaces that factor in function and employee experience at the start.

As businesses compete for top talent, the focus on workplace design has never been more significant. Employees no longer view the office as just a place to work; they expect an environment that enriches their overall quality of life. Employers recognize that a well-designed workspace can increase retention rates, morale, and productivity. With this in mind, companies invest in amenities that align with evolving employee needs and workplace trends.

The Role of Amenities in Modern Workplaces

Post-pandemic, workplace expectations have undergone a dramatic transformation, marked by a shift in priorities and values. Research indicates that 87% of companies are rethinking their real estate strategies to balance collaboration and individual focus. Workspaces that focus on wellness, flexibility, and comfort are becoming increasingly popular. Companies can enhance employee satisfaction and retention by providing amenities such as wellness rooms, fitness centers, and adaptable workspaces. These offerings can also strengthen a company’s position in attracting top talent.

Beyond employee satisfaction, companies are recognizing the business value of amenities. Employees who feel supported in their work environment are more likely to be engaged and productive. Additionally, flexible and wellness-driven spaces contribute to a sense of community, reducing stress and fostering collaboration. Employers who integrate these elements into their office design create workplaces catering to today’s workforce’s diverse needs while driving business success.

How Amenities Influence Workplace Design

Amenities now shape workplace functionality, collaboration, well-being, and flexibility. Designers are implementing a more robust planning strategy around fostering cooperation. This design ethos incorporates adaptable spaces, simultaneously serving in-person and hybrid work dynamics. At Parcels O+P, an expansive life sciences campus in the Raymond L. Flynn Marine Park on South Boston’s waterfront, SGA designers integrated various social spaces to encourage interaction and innovation. Versatile social hubs, event spaces, a coffee bar, and outdoor seating create opportunities for spontaneous interactions that can lead to new ideas and improved teamwork, which is essential in research and development.

Employees spend a third of their lives at work. This striking fact means we must proactively provide health-focused design with workplace amenities that contribute to well-being, reduce stress, boost productivity, and foster a positive workplace culture. One example is 265 Franklin, a multi-story office building in Boston’s financial district. The project features a state-of-the-art fitness center, locker rooms, and an outdoor fitness area, providing tenants convenient access to regular physical activity. These amenities support overall health and wellness by encouraging exercise, reducing stress, and improving mental clarity.

Similarly, 3 Van de Graaff, a lab-ready facility, incorporates a relocated gym for better accessibility, multipurpose rooms for meditation and wellness, and a moss wall with activity zones that create a calming, nature-inspired environment. Designed with a focus on flexibility and productivity, 3 Van De Graaff incorporates multifunctional spaces that support diverse work styles for a dynamic work environment featuring adaptable areas, such as multipurpose rooms for meditation and wellness, and spaces that tenants can use for collaborative and private work. The gym was also relocated, offering better convenience and accessibility, while inclusivity features, like varied workstations and adaptable nooks, cater to diverse work styles and neurodiversity, ensuring a supportive, accommodating environment for employees.

SGA has led a transformative repositioning of 265 Franklin Street’s tenant amenities, with a state-of-the-art fitness and wellness hub featuring spa-inspired locker rooms and an outdoor exercise area, all designed to support a balanced, active lifestyle for tenants.

The Future of Workplace Amenities

Several trends will continue to shape workplace design in the coming years. Technology integration will play a key role, with AI-driven wellness tools and app-based workspace management enhancing efficiency and personalization. Offices will leverage smart technology to track space utilization, optimize energy use, and provide real-time data on employee well-being. These innovations will help businesses create efficient and employee-centric work environments.

Sustainability will also become increasingly important, with features like green roofs, renewable energy, and eco-friendly materials incorporated into office environments. Companies are also adopting biophilic design principles, integrating natural elements like indoor plants, daylight optimization, and outdoor workspaces to create healthier environments. Hybrid work will remain a priority, ensuring seamless transitions between remote and in-office work through enhanced virtual collaboration tools and redesigned office layouts.

Additionally, industries such as tech, life sciences, and hospitality will continue to drive innovation in workplace amenities, influencing how companies design and implement these features. The future of workplace design will be defined by adaptability, employee well-being, and the ability to create meaningful, engaging work experiences that attract and retain top talent.
