Designing for People and Planet at Wells Fargo’s Net-Positive Headquarters

While early corporate campus sustainability efforts focused on reducing energy and water use, advancements in technology and expertise have made it possible for even large developments to be net-zero — and to make net-positive feasible. A project that is a shining example of that shift is Wells Fargo’s new corporate campus in Irving, Texas. Wells Fargo aimed beyond typical sustainability targets and created the largest net-positive corporate campus in the United States.

For the 850,000 square-foot Wells Fargo campus, achieving net-positive required integrating a sustainable lens into every decision in the design process, from site analysis to finish selection. Close collaboration and exhaustive attention to detail allowed the team to not only meet their ambitious environmental goals but also create a workplace that supports employee well-being and aligns with the values of a modern workforce.

The Wells Fargo campus demonstrates that sustainability and employee experience can go hand-in- hand. From the moment employees and visitors step into the lobby, they are greeted by a space that feels open, natural, and welcoming. Floor-to-ceiling windows and a skylight flood the area with natural light, creating a connection to the outdoors while saving energy on artificial lighting.

The design also encourages movement and interaction. A monumental stair connects the first and second levels, promoting physical activity and transparency. Manicured outdoor paths that wrap around the buildings give employees a beautiful place to take a mid-day break while also breaking up the heat island effect that can occur when large buildings are surrounded by parking lots, roads, sidewalks and other pavement.

The building features advanced glazing technology from SageGlass, double-glazed windows that automatically adjust their tint based on sunlight levels.

Maximizing natural light was a central focus of the design. The buildings’ long, narrow floor plates ensure daylight reaches most workspaces. This approach reduces the need for artificial lighting while creating a more pleasant and productive environment for employees.

However, daylight — especially in Texas — also means heat gain, a potential stumbling block for energy efficient operations. To reduce heat gain during peak sun hours and allow maximum light during low sun hours, the building features advanced glazing technology from SageGlass. The double-glazed windows automatically adjust their tint based on sunlight levels. This dynamic system enhances comfort and significantly reduces energy consumption for lighting and cooling.

Material choice was another critical aspect of the project’s sustainability strategy. Since structural concrete was identified as a significant source of embodied carbon, the team used Portland limestone (Type IL) cement, reducing embodied carbon without compromising performance. By using Type IL cement in both cast-in-place and pre-cast concrete, the project reduced greenhouse gas emissions by 14% compared to a baseline project.

Inside the building, sustainable materials were selected to create a healthy and visually appealing environment. Eco-friendly terrazzo and non-PVC wall coverings deliver beautiful, low-maintenance interior finishes without compromising the project’s sustainability goals. These choices reflect a broader trend in workplace design toward materials that are environmentally responsible and enhance the quality of the indoor environment.

Each of these design decisions helped to chip away at the campus’ energy use. Ultimately, by optimizing each system, schedule, and material selection, the team landed on a design that would use 9 million kWh of power per year without compromising on functionality or experience.

To generate enough energy to offset this use, more than 360,000 square feet of solar panels were installed on the two, 10-story buildings and parking structure. The team created solar canopies” that lift the arrays off the roof decks, eliminating contact with rooftop equipment and maximizing the usable area. These canopies also serve as a design element that showcases the project’s sustainability.

Wells Fargo’s campus demonstrates that sustainability and human-centered design are deeply interconnected. By integrating architecture, interiors, and operations, the project team created a space that achieves ambitious environmental goals while delivering a memorable and inspiring experience for employees. By investing in a net-positive campus, Wells Fargo is not only reducing its environmental impact but also strengthening its appeal to top talent who are drawn to organizations that align with their values.
